You've heard it before. You've just found the home you want and your offer for it was accepted. The next step is to sell your own home, a goal that won't be hard to achieve according to your local estate agent. Your property then goes onto the market and there is quite a bit of interest from potential buyers in the next few days. Soon it comes to a halt. A few weeks pass by, then months and you are not any closer to selling your property than when you started. Even worse problem, your buyer gets out right before the closing takes place.

Deciding to sell your property through an estate agent could be an extremely long process. The fees are also ridiculous, especially when you factor in the realtor's fees on top of the added legal fees and house payments you may have to pay while you wait for your home to sell. Then if you can't get a fast house sale you may lose out on the home you put the offer on as well. In these stressful circumstances, it's no wonder that moving is said to be one of life's more difficult events.

Essentially, there are two alternative options to selling your house with a real estate agent. One is to sell to a buyer on the internet. The other option is to hire a company that specializes in buying homes direct. These agencies advertise cash property buyer offers on the internet or in the newspaper. You will

Hundreds of home owners in the UK sell privately. You save on estate agent fees, which can be as high as 3%, and you get to have complete control over the deal. You also won't have to get a Home Information Pack from the Government when they become necessary in June 2007 (private sales are exempt). However there are some disadvantages that need to be thought about. If you choose to advertise on the Internet, and need to sell quickly, you will need to devote lots of time promoting your house. You will need to sign up on multiple internet sites, to increase your chances, write a description of the property and add it on the sites with suitable resized pictures. Then you will have to deal with the interest directly as well as spend a great deal of time coming up with answers to help sell the property to the inquirer. You will also continue to be running the risk of not finding someone to buy very quickly or the risk of broken chains and possible buyers backing out before the sale is final.

Your other option is getting in touch with companies who provide quick property sale services. You'll receive an offer from them, usually a day or two after, and the sale will take much less time to complete. The condition of the property doesn't matter, and you don't have to spend time trying to 'sell' your home to the buyer.

You do need to be prepared to take a below market value offer on the property. These companies, in return for a fast house sale, buy at discounts. If you are willing to make a compromise on price, you will have an immediate sale and, most importantly, one that is simple.
